The API title is issued by the Ministry of Public Works, Transport and Environment, after attending a training course and passing the qualification tests.
API certified real estate agents are highly qualified professionals in all real estate issues and are supported by the Association of Real Estate Agents, who supervises the professionalism of the services of their members.
API España establishes strict professional standards and codes of conduct to which member estate agents must adhere (a kind of NVM or BIV). The association has a certification programme for estate agents, under which those who meet certain criteria can earn the title “API”.
To obtain an API title, estate agents must meet strict requirements in terms of education, experience and professional conduct. They must also have professional liability insurance and adhere to API España’s code of conduct.

Association of International Property Professionals
The Association of International Property Professionals is an UK non-profit organisation that aims to promote and ensure standards and ethics in the international property sector. It is an additional protection for British buyers covered by the Property Ombudsman.
The AIPP represents professionals and companies involved in buying, selling and investing in international property. It has members around the world, including brokers, developers, lawyers, financial advisers and other service providers in the real estate industry.
A company that is a member of AIPP indicates its commitment to high standards of professionalism, integrity and customer service. The association has rules of conduct with which members must comply. If there is a problem, the association helps resolve it. This ensures that consumers are protected.
